Why do epoxy floors peel in Florida?
Three causes explain nearly every peeling epoxy floor in this state: hot-tire pickup ripping up a weakly bonded coating, ground moisture pushing the coating off from below, and prep that never gave the coating a real bond to begin with. All three are preventable at install time, and none are fixable afterward without starting over.
We get called to look at a lot of failed floors before installing garage floor epoxy over them properly, so this is a field guide from the losing side: what each failure looks like, why Florida makes all three worse, and what a floor built to survive here includes.
Failure one: hot-tire pickup
The signature is unmistakable: coating peeled in patches exactly where tires park, often with the first layer of paint or epoxy still stuck to the rubber’s footprint. The mechanism is thermal. Tires roll in scorching off summer asphalt, radiate heat into the coating, and as the rubber cools overnight it contracts and grips the surface hard. A thin coating sitting on top of sealed concrete loses that tug-of-war; a properly anchored system with a hot-tire-rated topcoat does not even notice it.
Florida runs this test daily for most of the year, which is why cheap floors here fail faster than the same products up north. The prevention is boring and mechanical: diamond-grind the slab so the base coat penetrates and anchors into open concrete, then finish with a wear coat chemistry chosen for heat cycling. On the hardest-working daily-driver garages we spec polyaspartic wear coats for exactly this reason.
Failure two: moisture from below
This one blindsides people because the floor looks perfect at install and fails months later: blisters, cloudy patches, or sheets of coating releasing with damp concrete underneath. The cause was there all along. Florida slabs sit over sandy, wet ground, often with the water table close underneath, and moisture vapor migrates up through concrete constantly. A coating applied over a slab transmitting too much vapor becomes a lid on a pot that never stops simmering.

The defense is measurement, not hope. We moisture-test slabs before coating, and elevated readings change the build to include a moisture-tolerant mitigation primer engineered to bond over damp concrete and block vapor. Coastal and high-water-table areas get the strictest version of this ritual, which is why moisture readings lead every job on our Clearwater garage floors.
Failure three: the prep that never happened
Epoxy does not stick to concrete because it is sticky. It sticks because properly ground concrete is porous and toothy, and the base coat keys into it mechanically. Skip the grinding, as kits and cut-rate installs do, and the coating is essentially a plastic film lying on a smooth surface, waiting for any stress to release it. Acid etching, the kit-instructions substitute, cannot open a troweled slab the way diamonds do.
This failure needs no Florida help, but Florida accelerates it: humidity, heat cycling, and sandy grit all pry at a weak bond. It is also the failure that spreads widest, since the whole floor shares the same missing prep. If a floor is flaking in trafficked areas everywhere, not just under tires, prep is the usual verdict.

The prevention list is short and unglamorous: mechanical diamond grinding across the whole slab, crack and spall repair ground flush, a moisture test with mitigation when readings demand it, a base coat that penetrates, a broadcast layer for build and texture, and a topcoat rated for hot tires and, outdoors, UV. Every element exists because one of the failures above exists.
