Lanai flooring options in Florida: which one is best for your lanai?
For most Florida lanais on a sound slab, a full broadcast flake coating with a UV stable topcoat fits best. Tile wins when you want the indoor floor to run outside. Pavers win when you want real stone, or when the slab is too far gone to coat.
We coat lanai slabs across Pinellas, Hillsborough and Pasco counties, plus the city of Sarasota. Our lanai floor coatings start with diamond grinding and crack repair, and we moisture test the slab before we quote. We install coatings, so every tile, paver, deck tile and stain figure below comes from a published source.
What are the main lanai flooring ideas in Florida?
Wikipedia describes a lanai as a roofed, open-sided porch or patio, and the word came from Hawaii. In Florida, the word usually means a roofed slab off the back of the house, often under a screen cage. That slab is the starting point for most of the floors below.
Here are the seven lanai flooring options compared below:
- Flake coating. Color flake broadcast into a bonded base coat, sealed under a UV stable topcoat.
- Porcelain or ceramic tile. Tile set in thinset mortar over the slab, with grout joints.
- Travertine or concrete pavers. Stone or concrete units laid over a base, with sand in the joints.
- Outdoor carpet. Carpet made for outdoor use, glued down or laid loose.
- Interlocking deck tiles. PVC or rubber tiles that lock together on top of the slab.
- Paint or stain. Color put on the bare slab itself.
- A plain sealed slab. Clean, ground concrete under a clear sealer.
What do lanai flooring options cost per square foot?
In the published figures below, a coating costs less per square foot than tile or pavers. Bob Vila puts epoxy flooring at $3 to $12 per square foot, including installation. Homewyse’s May 2026 national average for an installed tile floor starts at $16.38 to $20.21 per square foot. Homewyse puts installed travertine pavers at $20.37 to $26.24 per square foot in the same May 2026 data.
Deck tile prices spread wide. Greatmats says outdoor deck tiles run from a few dollars per square foot of coverage to around $20. Greatmats lists one perforated PVC deck tile at approximately $5 per tile, which covers one square foot. Homewyse puts decorative concrete stain at $5.31 to $6.28 per square foot, applied, in its May 2026 data.
| Option | Published cost per square foot | Publisher | What the number covers |
|---|---|---|---|
| Epoxy floor coating | $3 to $12 | Bob Vila | Installed |
| Porcelain or ceramic tile floor | $16.38 to $20.21 | Homewyse | Installed, May 2026 national average |
| Travertine pavers | $20.37 to $26.24 | Homewyse | Installed, May 2026 national average |
| Perforated PVC deck tile | approximately $5 per tile covering one square foot | Greatmats | Tile only |
| Outdoor deck tiles, all types | a few dollars to around $20 | Greatmats | Tile only |
| Decorative concrete stain | $5.31 to $6.28 | Homewyse | Applied, May 2026 national average |
The rows measure different jobs. Homewyse’s travertine estimate includes digging out the area and filling the joints with polymer modified sand. Homewyse’s stain estimate applies 2 coats of stain to an etched slab, and a sprayed sealer topcoat goes on last. Deck tiles sit on top of the slab, so their price is the tile alone.

What does Florida weather do to a lanai floor?
The National Weather Service Tampa Bay office tracks the rainy season for West Central Florida. Per the NWS, it runs from May 25 to October 10 for most of the region. A screen keeps leaves and bugs out, but it does not stop rain. Wind pushes rain sideways through the mesh and onto the slab.
Pollen and fine dirt blow in the same way. In shade, damp air slows drying, and anything that holds water can grow mildew. Sun reaches the slab through the open sides too. Plain epoxy ambers under ultraviolet light, so outdoor floors get a UV stable topcoat.
Then there are wet bare feet. Glazed tile and plain sealed concrete can turn slick when wet, so texture matters more here than indoors. Our post on whether epoxy is slippery when wet covers the texture we tune for wet areas.
Lanai pavers vs tile: which holds up better?
Both are long lived floors when the base under them stays sound. Both also cost more than a coating in the published ranges above.
Tile gives you the most choice in looks. It can also carry your living room floor out through the slider, so both rooms match. The weak spot is the grout. Joints hold pollen and grit, and in a shady lanai they can grow mildew.
Glazed tile needs a slip rating meant for wet areas. A moving crack in the slab can also crack the tile set over it.
Travertine pavers put real stone underfoot, and they can match a travertine pool deck outside the cage. Paver joints can wash out or sprout weeds over time, so they need topping up.
Pavers have one big edge over tile. A sand set paver can be lifted and reset if the ground settles or a pipe needs work.
Both floors add height at the slider and the screen door. That can mean trimming a door or adding a threshold. Pick tile if you want the inside floor to run outside. Pick pavers if you want real stone, or if the old slab is too far gone to coat.
Are outdoor carpet and deck tiles a good idea on a lanai?
Outdoor carpet feels soft underfoot and covers a patched slab fast. The problem in Florida is drying time. Rain through the screen soaks the pile, and shade keeps it damp, so it can mildew and smell.
Glued down carpet also leaves adhesive on the slab. That glue has to be ground off before a coating can bond later.
Interlocking deck tiles cover the slab too. Greatmats says the tiles can be installed over concrete using a quick, snap-together process. Greatmats says its PVC patio tile is designed to drain quickly and easily, which helps to prevent mold and mildew. Grit and pollen still wash through the gaps and settle on the slab below.
Cleaning under a floating floor means lifting tiles, section by section. Greatmats lists a 1 year limited warranty on one PVC patio tile. Greatmats lists a lifetime warranty on a heavy duty rubber deck tile. Deck tiles win when the floor has to come up later, as in a rental, and they skip cure time.
What about paint or stain on bare concrete?
Porch paint coats the slab in one solid color. It sits on the surface as a thin film. A damp slab pushes moisture up under that film, and the paint can peel or bubble. Old paint has to come off by grinding before any coating goes down, so a painted floor adds prep.
Concrete stain tints the slab and lets the concrete show through. Cracks and patches still show under it. The sealer on top wears in sun and foot traffic, so it needs recoating.
A plain sealed slab is the simplest option: clean, ground concrete under a clear sealer, for anyone who likes the look of bare concrete. Outdoors it needs a UV stable sealer and a slip resistant additive, and the sealer wears in sun and foot traffic, so it needs resealing.
What goes into an epoxy lanai floor?
An epoxy lanai floor is built in layers, and the prep comes first. We diamond grind the slab to open the concrete, then repair cracks and spalled edges.
Most of our installs are hybrid systems. An epoxy or polyurea base coat goes down, and color flake gets broadcast into it while it is wet. Our flake system flooring covers the whole floor in chips. Gray and sand blends hide the pollen that blows in.
A UV stable polyaspartic floor coating or urethane topcoat locks the flake in and takes the sun. We tune the anti slip texture for wet feet. The quote lists the coats, and it gives you the cure timeline.
Bob Vila says an epoxy floor typically lasts between 10 and 20 years. For the Florida detail, see how long epoxy floors last in Florida. Our own photos on the site include a screened lanai we finished with a full broadcast flake floor.
A coating has limits too. It needs sound concrete. A slab with active structural movement is a different case, and we say so at the quote. A coating is also permanent, and you give up the lanai for the cure window.
How do the lanai flooring options compare side by side?
Here is how each option handles what a Florida lanai tests. Read the coating row as a ground and repaired flake floor with a UV stable topcoat.
| Option | Rain and joints | Wet bare feet | Upkeep | Service life |
|---|---|---|---|---|
| Flake coating | One bonded, continuous surface | Anti slip texture tuned for wet areas | Rinse with a hose | Bob Vila: typically 10 to 20 years |
| Porcelain or ceramic tile | Grout joints hold grit and can mildew | Needs a tile rated for wet areas | Scrub the grout | Long lived on a sound slab |
| Travertine or concrete pavers | Sand joints can wash out or sprout weeds | Depends on the stone or paver finish | Top up the joint sand | Long lived; single pavers lift out |
| Outdoor carpet | Pile soaks up rain and dries slowly | Soft, but stays damp | Vacuum and dry it out | Replaced once it mildews or fades |
| Interlocking deck tiles | Water drains through; grit settles below | Greatmats lists a non-slip texture on one PVC tile | Lift tiles to clean under | Greatmats warranties vary by product |
| Paint or stain | A film or tint on the bare slab | Smooth unless texture is added | Recoat or reseal | Wears in sun and traffic |
| Sealed slab | Clear sealer on bare concrete | Needs a slip resistant additive outdoors | Reseal over time | Wears in sun and traffic |
What is the best flooring for a lanai in Florida?
Pick a flake coating if the slab is sound and you want one surface that rinses clean. Pick tile if you want the living room floor to run outside. Pick pavers if you want real stone, or the slab is too far gone to coat. Pick deck tiles if the floor has to come up later.
Pick stain or a sealed slab if you like the concrete as it is. If the lanai opens onto a pool deck, our patio and pool deck coatings use the same flake build.
A Google review of our work reads: “Great company! Had my family’s patio done. Fast, detailed and affordable!”
