We coat screened lanai slabs across Pinellas, Hillsborough and Pasco counties with flake systems that rinse clean.
A lanai floor coating gives a screened Florida slab a seamless surface that rinses clean with a hose. We start by diamond grinding the concrete, then we fill cracks and rebuild spalled edges. A tinted base coat goes down and we broadcast color flake across the entire floor. Our full broadcast flake floors use the same build as patio and pool deck coatings, sized for a screen room.
Sun is the main thing that wears an outdoor floor out in Florida. Plain epoxy ambers under ultraviolet light, and that color change cannot be reversed. So a lanai gets a UV stable topcoat over the flake, either polyaspartic floor coatings or urethane. Humidity counts too, since damp slabs and muggy air both shorten the working window, so we moisture test first.
Gray and sand flake blends hide the dirt and pollen that blow in through a screen door. A terrazzo look is a common pick because it sits well beside travertine pavers or stucco walls. Matte reads softer under bright afternoon sun, while satin shows more depth in the flake. Our post on picking flake colors goes through the choice in more detail.
We coat screened lanais and porches across Pinellas, Hillsborough and Pasco counties, plus the city of Sarasota. Condo boards and villa residents deal with the same tired slab under the cage. You can see every town on our list at the areas we cover, including Tarpon Springs and Venice. Quotes are free, the phone is open 24/7, and the number is (727) 423-5985.
Coating guides put mechanical profiling ahead of acid etching. TCC Materials, following the ICRI surface profile guideline, calls it the first method of choice and the safest one. Acid is hard to rinse and neutralize, and it leaves oil behind in the concrete. Ask which method the crew uses.
Under a screen, the floor still takes sun all day. INCURE explains that ultraviolet light breaks the polymer down and the yellowing is permanent. Aliphatic polyaspartic is built for exterior use and dries to a non yellowing finish. Ask what goes on last.
Florida slabs sit close to the water table and push vapor upward. Tnemec lists three concrete moisture test methods for this. Most conventional primers need vapor below 3 pounds per 1,000 square feet in 24 hours. Slab humidity should also sit near 75 to 80 percent or lower.
Sherwin-Williams points to ANSI A326.3, which sets 0.42 as the minimum wet reading for floors walked on wet. The same guide calls for 0.55 or higher on pool decks and greasy areas. Broadcast flake and texture additives raise that reading, so ask what the topcoat measures.
Cracks and spalled edges get fixed during surface prep. The TCC Materials guide puts crack and spall repair inside the preparation step, ahead of the finish. On a screened porch, that also means grinding off old paint and cleaning the joint at the threshold.
The classic Florida setup, a roofed slab under a screen cage off the back of the house. We grind, flake and topcoat it in place.
Slabs inside a pool enclosure take pool splash and sunscreen all season. We run extra anti slip texture there and hold one flake color across the whole cage.
Boards and property managers want a schedule they can post. We give the cure timeline in writing, then coat units in a run so residents plan around it.
Older block homes often have a small screened porch on a thin slab. Those floors carry layers of porch paint, so grinding takes longer and the quote says so.
