Flake and polyaspartic floor coatings for the 1980s and 1990s golf-community homes along Lake Tarpon
Epoxy floor coatings in East Lake go onto slabs that mostly date from a single building boom. East Lake sits on the east shore of Lake Tarpon, the largest lake in Pinellas County at four square miles. Much of this ground was Boot Ranch, the county's largest cattle ranch, until a 1972 land sale. East Lake Woodlands broke ground there in 1977, then Lansbrook, Ridgemoor and Woodfield rose through the 1980s and 1990s.
Census figures show three of every four homes here were built between 1980 and 1999. That leaves garage slabs now roughly 25 to 45 years old, many with hairline cracks and tire-worn spots. Our garage floor epoxy work starts with diamond grinding and crack repair, then a full-broadcast flake floor over the patches. Lakefront patios and screened lanais get patio and pool deck coatings under a UV-stable topcoat.

(727) 423-5985Lansbrook Golf Club is a public par 72 inside the Lansbrook community next to John Chesnut Park. Ron Garl redesigned it in 1991, and water comes into play on 16 of its 18 holes. East Lake Woodlands has two 18-hole courses and 14 clay tennis courts behind controlled-access gates. Cypress Run, Boot Ranch and Tarpon Woods are deed-restricted golf and lake neighborhoods with their own associations.
Homes on these lots went up between the 1980s and the 2000s, and many still carry their original layouts. When a family finally remodels the kitchen, the garage floor often stays the one untouched surface. A slab that age often shows spalling at the apron and cracks that follow the control joints. We grind the whole floor, fill every crack and spall, then broadcast flake to full coverage so the repairs disappear.
Many East Lake associations sign off on exterior work, so we keep front walk and lanai colors simple. A polyaspartic topcoat is UV-stable, so a coated walk will not yellow under the afternoon sun. The flake broadcast leaves a slip-resistant texture under bare feet at the pool. Inside the garage, the same topcoat is built to resist hot-tire marks after a drive home on East Lake Road.
Lake Tarpon drains south through a three-mile outfall canal that empties into Old Tampa Bay. Brooker Creek feeds the lake from the 8,700-acre Brooker Creek Preserve on the east side of town. Before Hurricane Milton in October 2024, the water management district drained Lake Tarpon as low as it could. Two days after landfall, deputies were still running high-water vehicles into flooded Tarpon Woods from East Lake Road.
Brooker Creek floods often enough that the county watches a gauge and warns Tarpon Woods when it climbs. At 12.2 feet on that gauge, yards and roads near Toniwood Lane start to go under. Slabs in low spots like this hold ground moisture long after the street looks dry. So we run a moisture test on every floor before we quote, and a wet reading changes the plan.
Tarpon Woods homes sat in high water for days after Milton passed. A coated slab is one way to finish those rooms again once the drywall goes back up. Our interior floor coatings go over ground and repaired concrete in laundry rooms, lanai conversions and home offices. If a flooded slab still tests wet, we tell you, and we wait until it dries enough to bond.
