Builder Slabs Along SR 54, 1970s Slabs Along US 19

Pasco County grew from 464,697 people in 2010 to 611,444 in the latest Census estimate. That is one of the fastest climbs in Florida. The new rooftops are in master-planned communities. Starkey Ranch sits on SR 54 at Gunn Highway, and Bexley sits off SR 54 east of the Suncoast Parkway. Connerton covers 4,800 acres in Land O' Lakes, and Epperson and Mirada each sell homes around a lagoon. The median home in Wesley Chapel and Trinity dates to 2006, in Connerton to 2015. A young slab gets the same prep as an old one: moisture test first, then diamond grinding.

West of US 19 the county looks different. A fifth of the county's homes were built in the 1970s and another fifth in the 1980s. The median home in Holiday dates to 1977, and in Elfers and Beacon Square to 1975. Bayonet Point and Jasmine Estates sit at 1979, Hudson at 1984. Those garage slabs have taken 40 to 50 years of settling and moisture, and many carry old paint. Crack and spall repair comes before the coating, and grinding takes the old paint off. Some of these garages also took Gulf water in 2024, which is why we test moisture before we quote.

Nearly all of Pasco's residents live outside any city. About 526,905 people live in unincorporated Pasco County, against 48,986 in its six municipalities. Wesley Chapel, Land O' Lakes, Trinity, Holiday and Hudson are all unincorporated. Dade City, the county seat, has about 7,500 residents, and Zephyrhills, the largest city, just under 20,000. Helene's Surge on the Coast, Milton's Rain on the Rivers

Hurricane Helene's surge came ashore in west Pasco on the night of September 26, 2024. The New Port Richey tide gauge hit 5.04 feet above mean higher high water, then stopped reporting. Water ran 2 to 5 feet above that line elsewhere on the coast. Crews rescued about 200 people overnight, and the county logged 31 structure fires and 38 road closures. By September 30 the county's damage dashboard held 9,430 reported incidents. A slab that sat in salt water needs time and a moisture reading before anyone coats it. We test first, grind off the residue, repair cracks and spalls, and tell you if the numbers say wait.

Hurricane Milton on October 9 was a rain event for the county. The National Weather Service measured 8 to 12 inches countywide and 14.94 inches near Dade City. The Anclote River at Elfers crested at 26.57 feet, about a foot short of its record. Cypress Creek near Lutz set a record at 15.08 feet. The county called it historical flooding. First responders rescued 150 people, and some Zephyrhills homes still sat in water in March 2025. The rainy season here runs June through September and brings about 60 percent of the year's rain. That water shows up in our moisture readings, so we take them before we quote.

Commercial Epoxy Flooring for the SR 54 and SR 56 Corridor

Pasco County's commercial base runs along SR 54 and SR 56. Its shopping centers include Cypress Creek Town Center, Tampa Premium Outlets, Shops at Wiregrass and the Grove at Wesley Chapel. Tampa Premium Outlets opened with 110 stores in 2015 off I-75 and SR 56. Medical buildings followed the rooftops. BayCare Hospital Wesley Chapel opened in March 2023 with 86 beds and 318,000 square feet. Orlando Health's Wiregrass Ranch Hospital off SR 56 followed in 2026 with 102 beds. Can you coat a garage slab that flooded during Hurricane Helene?
Often, yes, once the slab is dry enough. Surge water leaves salt and silt in the concrete, so we start with moisture readings. If they are high, we tell you to wait and test again later. When the slab is ready, diamond grinding takes off the residue and any old paint. We repair cracks and spalls before the base coat goes down. Many west Pasco garages from the 1970s and 1980s went through this in 2024.
Does a new builder slab in Wesley Chapel still need grinding before epoxy?
Yes. Every slab we coat gets diamond grinding, whether it was poured in 1975 or 2022. Grinding opens the surface so the base coat can bond, and it strips whatever the builder left on top. Newer homes along SR 54 and SR 56 usually have flat slabs with little damage, so prep goes faster there. A young slab can still hold moisture, though, so the moisture test comes before the quote. From there the full-broadcast flake goes down the same way it does on an older garage.

It depends on the square footage, the prep the slab needs and the system you pick. So we put the downtime and cure timeline in writing on every commercial quote.
